As a distinguished Certified Probate Real Estate Specialist (CPRES) based in San Francisco, my clients benefit from my in-depth understanding of the legal and procedural aspects of probate real estate and the court confirmation process. As one of the few female real estate agents who specializes in probate matters in San Francisco, I bring a compassionate and empathetic approach during what can often be a challenging time for families.
Once the court gives permission, the representative of the estate may enter into a listing agreement for the property for a period of 90 days or less.
Acceptance of an offer by the estate representative is subject to probate court confirmation.
When an offer is accepted, subject to court confirmation, the representative will petition the court to confirm the sale. Interested parties, such as heirs, have the opportunity to object. If no objections arise, the court may move forward with confirming the sale. All interested parties may bid on the property at the court hearing. The court will then confirm the sale to the highest bidder.
